Eight people at most ride from Praça da Figueira to Sintra for a guided visit inside Pena Palace, an hour at Quinta da Regaleira and free time in the village. Pick it because the price covers both entries: no cash for the guide, no hunting for timed slots.

Most Sintra listings with Regaleira in the title leave the ticket out. This one doesn't. The $136 covers Pena Park and Palace with a guided visit and entry to Quinta da Regaleira, which is why it costs more than the day trips that ask for cash on the morning. Book it and the only thing left to pay for is lunch.
The group meets at Praça da Figueira in central Lisbon, in front of the statue, and rides in a van of eight. Pena comes first, for about 90 minutes, which gets you to the palace before the worst of the crowds. Then about an hour at Regaleira, which the itinerary describes as exploring the grounds and mansion on your own. That fits the estate's rule that outside guides can't lead tours inside the palace or the Initiation Well. The day closes with 90 minutes of free time in Sintra's old centre for lunch, then the ride back to the same square.
One hour at Regaleira is the shortest slot of any full tour on this site. It covers the well, the tunnel to the Eastern Grotto and a walk through the palace, but not much lingering. If Regaleira is your main reason to go, the private half day gives you two hours with the ticket included. The tour needs four people to run.
Find the group in front of the statue in the square, then ride to Sintra in a van of up to 8.
A guided visit of the palace and the grounds, with the ticket included.
Explore the grounds and the mansion on your own: the Initiation Well, the tunnels, the grottoes and the chapel.
Free time for lunch at your own expense, or a travesseiro pastry from one of the old bakeries.
The van returns to Praça da Figueira.
★★★★★Highly recommend if you have limited time in Lisbon and want to see some main highlights outside of the city and don't want to have to navigate the local transportation system. [...] Peña Palace was amazing and a must do, but I have to say that I enjoyed Regaleira more.
★★★★★I'm so pleased that we were able to tour the inside of Pena Palace. Quinta da Regaleira was just as interesting and we enjoyed going walking down the well.
★★★★★Our trip started earlier than most but this means we were at the Pena Palace as it first opened and had lots of time to enjoy the space before the crowds arrived.
★★★★★She timed everything perfectly so we could enjoy the sites without feeling rushed and made sure we had plenty of time to take photos at the best spots.
